Taking on administrative tasks in the real estate management team is the core task of the real estate management clerk. Other tasks include

• Maintaining contact with tenants, tradespeople and authorities
• Organize and assist with handovers and inspections
• Placing repair orders
• Accounting, checking accounts payable invoices
• Create invoices

The word "management" is derived from the word "wirtschaften", which means the planned and efficient use of scarce resources in order to satisfy needs in the best possible way. In real estate management, the focus is on the use determined by the operator or user. Real estate management can be a function within a company or a service for third parties (real estate management).

The following learning content is taught in a further training course for real estate management clerks:

• Commercial arithmetic
• Management of rental properties incl. tenancy law
• Management of condominiums incl. condominium law
• Real estate management
• Structural knowledge
• Debt enforcement and bankruptcy law
• Insurances
• Real estate accounting/financial accounting
• Law
• Communication technology/methodological competence

No special prior knowledge of the real estate sector is required for a course in real estate management. Ideally, participants should meet the personal requirements in terms of enjoyment of learning, intensive commitment to further training, regular class attendance (at least 80%) and initiative for self-study.

Furthermore:

• Good written and spoken German (level C1)
• Basic accounting knowledge according to the edupool self-assessment test
• At least two years of general professional experience (note: the apprenticeship period is taken into account here)
• Recommendation: edupool commercial school diploma, basic commercial vocational training or equivalent training

For people without professional experience in the real estate industry who would like to work as a real estate manager in the course of their career, we recommend entering the real estate industry by attending a certificate course, for example as a real estate management clerk, which is also suitable for career changers.

Depending on the training provider, the duration of the Real Estate Management Specialist certificate course can vary. Depending on the intensity of the course, the training can last between two and twelve months.

The content of further training courses to become a real estate management clerk can vary greatly depending on the training provider, degree and duration. In terms of content, the course can look something like this:

• Real estate accounting (bookkeeping; real estate accounting; real estate valuation approaches; mortgages; value maintenance; rental income; provisions; postings; yield calculation; budgets)
• Property management (change of tenants; caretaking; ancillary and heating cost billing; condominium owners' meetings; billing of operating costs; reporting; advertisements; self-management)
• Building documentation; tenant damage accounts; insurance; handover protocol)
• Law (legal bases; rental agreement, defects, contract theory).

Topics such as construction cost plan, family law, commercial register, condominium ownership, energy efficiency, re-letting measures, building damage, bankruptcy proceedings, rent structuring and other topics are also part of this further training. Good German language skills, at least at level C1, are generally required for admission to further training as a real estate management assistant.

Training to become a real estate management assistant is a course that ends with a certificate and provides you with the basic knowledge of real estate management. Further training to become a real estate manager, on the other hand, is a preparatory course for a federal professional examination (BP) which, if passed, leads to a federal specialist certificate.

Not all training providers offer or require you to take a final examination to become a real estate management specialist. A separate (external) examination must be taken for further training courses that conclude with a certificate from a label or association, such as edupool.ch.
